1 How much does solar panel cleaning cost in the Bay Area?

Residential systems typically cost $100โ€“$300 depending on panel count, roof pitch, and accessibility. Commercial systems are custom-priced by panel count and system complexity. We provide free quotes with no obligation for every property.

2 How often should I clean my solar panels?

Most Bay Area residential systems benefit from 2โ€“3 cleanings per year: spring (after pollen season), summer or early fall, and after any wildfire event. Coastal properties with salt air exposure benefit from more frequent service. Commercial systems typically use quarterly programs.

3 Why do you use deionized water instead of regular tap water?

Tap water contains dissolved minerals that leave spots and deposits on panel glass when the water evaporates. These deposits reduce output and attract more soiling over time. Deionized (DI) water has all minerals removed โ€” when it evaporates, it leaves nothing behind. Panels cleaned with DI water are optically clean, not just visually cleaner.

4 Will cleaning damage my panels or void my warranty?

No. Our soft-bristle brush and purified water method is completely safe for all panel types, coatings, and glass surfaces. We use no harsh chemicals and apply no abrasive materials. Our cleaning methods comply with manufacturer guidelines and will not void your warranty.

5 Do I need to be home when you clean my panels?

No. We just need access to the roof area and a water connection. We'll send a completion report after every visit. You don't need to be present, and we'll coordinate timing with you in advance.

6 How long does a residential cleaning take?

Most residential systems are completed in 1โ€“2 hours. The exact time depends on panel count, roof configuration, and soiling level. We'll give you an estimated timeframe when we schedule your appointment.

7 Can I clean my panels myself with a hose?

You can, but we recommend against it for two reasons. First, tap water leaves mineral deposits that progressively build up with each cleaning, making your panels progressively hazier over time. Second, walking on roofs without proper safety equipment is the leading cause of residential fall injuries. Professional cleaning costs less than most people assume โ€” and it's the safe, effective option.

8 Do you clean commercial solar arrays?

Yes โ€” we serve commercial systems of all sizes throughout the Bay Area, including warehouse rooftops, office building arrays, solar carports, ground-mounted systems, government facilities, and multi-building campus installations. We provide service reports and production documentation for all commercial accounts.

9 What happens if my panels have bird droppings on them?

Bird droppings are one of the most common and damaging forms of panel soiling. Our soft-bristle brush and purified water cleaning safely removes all bird dropping residue. For heavy accumulations, we may use a brief soak before brushing to avoid scratching. We recommend not waiting too long after noticing droppings โ€” the longer they sit, the more risk of etching to the anti-reflective coating.

10 Do you service all Bay Area cities?

Yes โ€” we serve all 39 Bay Area cities including San Francisco, San Jose, Oakland, Palo Alto, Berkeley, Fremont, Hayward, Sunnyvale, Santa Clara, Redwood City, South San Francisco, San Mateo, Burlingame, Mountain View, Daly City, Menlo Park, Milpitas, Alameda, Richmond, San Rafael, Novato, Petaluma, Santa Rosa, Sausalito, Vallejo, Napa, Fairfield, Vacaville, Concord, Walnut Creek, Pleasanton, Livermore, Tracy, Stockton, Santa Cruz, Half Moon Bay, Hillsborough, San Bruno, and Millbrae.

11 How do I know if my panels need cleaning?

Check your solar monitoring app (SolarEdge, Enphase, SunPower, etc.) and compare this month's production to the same month last year. A drop of more than 10% without a weather explanation almost always indicates soiling. You can also look at the panels directly โ€” visible dust, bird droppings, or a hazy film are clear signs. When in doubt, call us for a free assessment.

12 Are you licensed and insured?

Yes. Clean Panels Bay Area is a service of General Cleaning Solutions, Inc., which is fully licensed, insured, and bonded. We carry comprehensive general liability and workers compensation coverage. Certificates of insurance are available upon request for commercial and property management clients.
